01 · Site walk
The number in step three is the number you pay in step five.
Most build overruns are not bad luck. They are a price agreed before the design was resolved enough to price. We do it in the other order, which is slower at the start and cheaper at the end.

02 · Feasibility
We read the ground.
Survey, ground conditions, planning risk, and an honest range. Roughly one in three projects stops here, and should.

03 · Fixed price$1,640,000
We fix the number.
Design resolved far enough to price it properly, then a single contract sum. It does not move unless you move it.

04 · Build$1,640,000
We build the drawing.
Our own site team. Weekly photographs, monthly walk-round, one phone number.

05 · Handover$1,640,000
You get the keys.
Snagging closed before you move in, not after. A year of aftercare that we actually answer.
Five steps, thirteen to twenty-two months.

Site walk
Two hours on the land with the architect who would run your job — not a salesperson. We look at access, aspect, drainage, and what the neighbours can see. You get an email the same week with what we think is possible and what is not. No charge, and no follow-up sequence.
Mara RehnFounder, principal architect

Feasibility
Four to six weeks. Topographic survey, trial pits, tree and ecology constraints, a planning risk assessment, and two or three massing options at model scale. It ends with an honest cost range, not a number designed to win the work. Roughly one in three projects stops here — and the ones that stop save a great deal more than the study cost.

Fixed price
We take the chosen option all the way to technical design before we price it: every junction drawn, every material specified, every subcontractor tendered on the same information. Then one contract sum. It moves only if you change something, and we tell you the cost of the change before you decide, not after.

Build
Our own site team, not a rotating cast of subcontractors. You get a photograph set every Friday, a walk-round on the first Tuesday of the month, and one phone number that belongs to the person actually on site. Variations are logged and priced within five working days.

Handover
Snagging is closed before you move in. You receive an operating manual for the house, as-built drawings, and warranties collated in one place. We come back at three months and at twelve, whether or not anything is wrong. Most of the time we are fixing a door that has moved with the seasons.

On the process

The feasibility study told us not to buy the second plot. That advice cost us four thousand dollars and saved us most of a year.

Every Friday there were photographs. After eleven months of that you stop worrying, which is the whole point.
Projects typically begin at $850k. Feasibility studies are $4,500, credited if you build with us.
